The Building Commission has recently released Industry Bulletin 113: Building Amendment Regulations 2019 for BCA 2019 and bush fire transitions which outlines the key amendments in the regulations that come into effect on 1stMay 2019.
Our building surveyors have reviewed the bulletin and have noted the most significant amendment was the decision to extend the transitional exemptions relating to renovations, alterations, extensions, improvement or repair of a relevant building. The transitional exemptions may now be applied until 1stMay 2021.
In laymens terms, for those of you who are not Building Surveyors, this means that the exemptions for not requiring a BAL Report remain in place until 1stMay 2021. The exemptions are:
- The estimated value of the works is less than $20,000;
- The renovation, alteration, extension or repair does not increase the risk of ignition from bushfire attack, or
- The building or incidental structure is located in an area that has been deemed a bush fire prone area for less than four months at the time of the building permit application.
